Rekey After Tenant Vacates — Charlotte

Same-day turnover · Master-key compatible · Bulk pricing for property managers.

✓ NC License #2721 ✓ Fast Response ✓ Fully Insured

Every time a tenant moves out, the locks they had keys to are compromised. They had access for the entire lease — and may have given keys to friends, family, contractors, partners, or anyone else without telling you. Rekeying between tenants is the single most important security step in property management, and it's our highest-volume residential service in Charlotte.

Why Rekey Between Tenants?

  • Liability protection — if a new tenant is harmed by someone with a previous key, your insurance and legal exposure is significant if you didn't rekey
  • Tenant peace of mind — new residents expect to know they're the only ones with keys
  • Lease compliance — many leases (especially HOA-managed and corporate properties) require rekeying as part of move-in
  • Insurance discount potential — some commercial multi-family policies discount premiums when documented rekeying is part of turnover
  • Mailbox and storage keys — easy to forget, but they're access points the previous tenant had

Our Tenant Turnover Rekey Process

1. Schedule Around Move-Out / Move-In

Property managers usually call us the day after move-out (post-cleaning) or right before move-in. We work around the cleaning and inspection schedule so the unit is ready when the new tenant arrives.

2. Rekey All Tenant-Accessible Cylinders

Front door, back door (if applicable), patio slider lock (if keyed), mailbox, garage entry, and any storage closet. Standard apartment is 2–3 cylinders; standard rental house is 3–5.

3. Master-Key Maintained

For multi-unit buildings, we keep the property-management master key functional while creating a unique new change key for the unit. You don't need new master keys — your existing one continues to work everywhere.

4. New Keys to You

Typically 4 keys per cylinder. We hand them to you (or your designated property manager) — never to the tenant directly until you authorize.

5. Documented Turnover

Itemized invoice by unit number. For multi-property managers, we provide a monthly summary of all turnovers handled — useful for accounting back-charges to deposits and tracking maintenance costs.

Property Manager Bulk Service

We work with single-unit landlords and large property management companies. For PMs running 20+ unit portfolios in Charlotte, we offer:

  • Volume pricing — discounted per-unit rate when scheduled regularly
  • Priority scheduling — you call, we're there same-day
  • Coordinated multi-unit days — efficient batch turnover so we run one truck through several units in a single trip
  • Single point of contact — you talk to John (the owner), not a rotating dispatcher
  • Master-key documentation — we maintain a key-control log specific to your portfolio
  • Monthly billing — for managers who prefer one invoice per month vs. per-job

Frequently Asked Questions

Is it required to rekey after a tenant moves out?
In North Carolina, NC General Statute does not mandate rekeying between tenants, but most professional property managers and landlords require it as policy. Many leases include a rekey-between-tenants clause. Failing to rekey exposes you to civil liability if the new tenant is harmed by someone with a previous key.
How much does it cost to rekey a rental unit?
A typical apartment or rental home rekey runs $85–$165 (2–3 cylinders — front, back, mailbox). Volume pricing for property managers running 20+ unit portfolios. We give a fixed quote on the phone — no hourly billing.
How fast can you rekey between tenants?
Same-day for individual units. For property management companies with multiple turnovers in a week, we coordinate scheduling so all turnover units are done before the new tenant moves in. Most rekeys take 30–45 minutes per unit.
Can you keep all units in our building on the same master-key system?
Yes. We rekey the change keys for the new tenant while keeping the property-management master functional. Each unit gets a unique new tenant key, but you (or maintenance) can access any unit with the master. This is the standard configuration for most multi-family properties in Charlotte.
Do you do bulk turnover for apartment complexes?
Yes — that is a major part of our property management work. We can handle 5, 10, or 50+ unit turnovers in a coordinated schedule. We track every cylinder change for your records and provide an invoice itemized by unit number for accounting and back-charges.
